Default 427 side oiler short block fair price???

Guys,
A friend of a friend has a 427 side oiler short block for sale. I have not seen it yet.

The owner claims the block is a 68 service block. 428 crank, lemans rods, flat top pistons, roller cam, timing set and oil pan. The block has one sleeve.

The owner claims Keith Craft built the engine more than 10 years ago, before he started his own shop. I am not sure I can verify any of his story.

He replaced this engine with a FE stroker built on a new block.

What is a fair price for this engine? What compression will Edelbrock heads give with flat top pistons? Anything I should be looking for when I inspect this engine.

Asking price is $3500.
