Good deal. The owner is a member of ClubCobra and posted here about the purchase a while back. It's pretty cool to see him pass on a good deal to the next guy.

A friend of mine buys houses like most of us buy cars. He has a philosophy of "leaving a bit in it for the next guy". Don't try to screw people over, complete the sale quickly and easily at a reasonable price and move on. That way everyone's a winner!
