No one here said "every seller"? No one used an absolute.

And I'd say most sellers, a preponderance, majority, have built in a cushion in their ask prices. The practice is about as common as house flies. And even sometimes when a seller's states the price is firm, that's not always the case.

And most of us understand value. And the argument here is whether SPF's can be purchased for mid $40K's. And the sales data plus one first hand account says "yes."
