Ron - have you ever considered moving to a cooler climate, somewhere like Death Valley?
My weather forecast for the next 3 days is for rain/thunderstorms (what else is new?) with a high temp of 78°F. I've got moss growing on my back steps, and they are on the south side of the house! And in direct sunlight almost all day!
Time to fire up the pressure washer.
