Come on up (Across?) here Dennis, be happy to have you The roads here in the PNW are just made for driving, you get used to the rain, and it just makes it that much more special, when the roads are dry, it's 72degree and everything is right with the world We'd be happy to show you around, PM me. Our smaller counties never had emission checks (Kitsap, Mason, Jefferson, Clallam), just King, Pierce and a few bigger ones. Cheers Tom.

I actually have a property just outside Sequim book marked, that I like, just seeing if it will come down a bit. Been on the market for 78 days, so who knows! Cheers, Dennis

Dennis, I and 2-other member's live 6miles south of Sequim (Hwy 101), on a point called "Diamond Point" Private airport, @ the end of a 4-mile dead end road (North), so 10miles total, with a view of the shipping lanes & Mt. Baker. They live (On) the airport, I live a stone throw away in "Potter's Field" Remember "It's a Wonderful Life" If you would like we could put (Eyes) on the piece you're looking at. Cheers Tom.

I follow two markets - Vegas and our little town in Colorado.

Vegas is seeing price reductions and longer days-on-market.

Northern Boulder county had seen huge price increases - 2x over the past two years. Our old house is now over 1.2M. One that went on the market less than a month ago for about 2M has seen a 400K reduction in the past few weeks.

Overpriced markets are correcting!!! The days of bidding wars and selling over asking price are gone (or going soon).

Time to make an offer on it... The seller is faced with a "time to value" proposition. If you can pay cash - even if you finance it's the same as cash if you are pre-approved and don't have to sell another place first - you are in the driver's seat. If you like it and can afford it, even if it might not be at the low, you'd be in control.

Interest rates - which are more like the typical rates not too long ago - are reducing the buying power for lots of people.

I can attest that the days of houses spending hours on the market, with multiple bids in the first few hours has diminished. Houses that were spending a day on the market with 20 people showing up to view the house, is behind us in the markets I follow. This covers raw land, and 3brm and up, $400K+ , the lower end of the market is a rarity these days, one I'm not reviewing on a daily basis in the 8 specific zip codes in multiple states that I do.

Dennis, as TommyRot (Alfa02) sez. Sequim is a beautiful place with lots of nice driving roads. However, for me, the 2 1/3 days a month, without rain, make it a miserable place to live, if you want to get in more than a couple hundred miles a year on a Cobra.

Mister Karlos is right couple years ago, he was up for the full 2 1/3 days it was nice, then he left and took the weather with him Took the Cobra out twice in one week A NEW record

My parents retired to Sequim, they were on Cedar Hill Lane. Nice area.

I actually had a house South of Yelm, on Clear Lake. In February, I got a call at 5:00 PM your time, that I was the highest offer on a nice Victorian cottage, that was actually built in 2011, best of both worlds, with an oversized 3 car! Then at 8:00 PM I got another call, do I want to increase my bid? I had seen this before, bidding against the rich Californians, so I declined! It went for $1200 over my offer. I was sad, but like ebay, you never know how high the other guy was willing to go, so serves the owners right that they didn't get much more!
Don't even whisper airport near me! I was on the hunt for an airplane before the Cobra bug reinfected me. I do regret not buying my friend North American SNJ5, because it also came with a hanger! Unfortunately, I could not live in it, but think of what, just the hanger is worth now! Indecently, that's where my name Harpoon PV2 comes from. I had a great time flying and working on WWII planes back in the 80s and 90s, before reality stepped in and reminded me, I would never retire at that rate! One of my favorites, was the Navy Harpoon bomber, used to attack the Japanese Kuril Islands from their base in the Aleutian! Cheers, Dennis

Dennis we have, Oh a half dozen WWII war birds @ Diamond Point airport, the V-12 Yak, is my favorite Our Airport day is Aug. 13 this year, Lots of Airplanes & vintage cars, maybe take a quick trip to Washington. There is a cute little house just showed up on the market just off the runway between my house and Mike C. , half house/half garage maybe 1600-1700sq ft. 3/4th of a acre land. Cheers Tom.

I was born & raised in California. I left in 1989 and never looked back! Both my kids still live there, and I go back to visit them and old friends. Each time my wife and I come home to Wisconsin and say, "nice weather, but just too many people and crazy regs/laws"!

I we just moved out of Mass, (had a home there while my wife finished her work long enough to retire). It was just as crazy with trying to licence even a regular- new car!

Under contract! I'm not much for watching airshows, do miss flying, but lets face it, the Cobra will be lots of fun, and a fraction of the cost to run. Cheers, Dennis
