After 1766 days I finally sold....
...... my freeken house! All unconditional now.
Ive bought 2 acres rural 6 mins from beach Sunny Coast.
Finally I can do a shed build! Yippee

New shed
My shed will be about 13m x 15m at this stage. I've watched with envy everyone's builds and can't wait to get it underway. I have a few options as to its best position so need to wait to move till I can make that decision.
My place was a tough sell mainly due to many of my neighbours lost their homes during the gfc so when your competing against $3m homes selling for $1m at mortgagee auction fire sales trying to sell retail is very hard. In fact bank valuations cost us 2 contracts previous with valuations and buyers finances not stacking up to purchase prices.
Thankfully we did sell for more than we bought and it has served us well. I've been trying to move back home for 20years so finally we are on our way.
The joint settlement occurs on the Nats weekend so I need to make a call on what to do there but that's a nice conundrum to have!

Well done spooky. Now listen and I will give you the secret that you normally don't find out until after your shed is built. You have contemplated the size of your shed for 1766 days and you came up with 13m x 15m. The secret is, double what you think you need, and then add a bit more.

well done on the sale .. I have a block for sale in Auldana adelaides prestige suburb blocks been in the family since the 80's has only been on the market a few months and im getting impatient lol . once we sell that we will be doing what you have just done and buy some acreage not sure what we will do with this house either sell it or rent it 1/2 acre seemed big 8 yrs ago when we bought it lol ...my shed here is 55 ft by 20 ft and it's full plus it's not high enough for a hoist so I cant wait till I get a bigger and higher shed with no close neighbour's and I can hammer and grind to my hearts content ..

Great news about the house, bloody long sales cycle......
As Modena said, make it as large as you can.
I made the fatal mistake with my measly 17m x 9m to not include any storage
Next time (I hope there will be one) it will be better in every way, hind sight is a
wonderful thing.
Maybe the house would have sold quicker if DAMAGE was your agent

Thanks everyone. Yep it was too long and we endured quite a bit of carnage in that time too but we're smiling bright now.
Gee u got me thinking on the shed size. I was thinking of keeping it all pretty small but I might add on another bay just in case.
I'm going to measure shed positions next week so I'll know better then as to how I set it out. Going to add a granny flat, upgrade bathrooms and buy my wife a new wardrobe full of clothes so that extra 3x15 shed upgrade won't be a drama.

mate if you have the room my advice is make it as big as you can afford. the shed on the block I am at now was here when I moved in . I managed to extend it but there was nothing I could do about the height in hindsight I should have sold the shed and just put up what I wanted in the first place as everything about the shed has been a compromise . next one will be high enough for a hoist and mezzanine area for storage and a toilet would be nice as well lol . I have a evap air cooler on this shed that makes quite a bit of difference in summer but I needs some form of heating as I freeze out there at night . again mate congratulations on your new house .

For info - my 8m x 10m x 3m is at about 31k now
Council

8 for slab
3 to build

But 31k includes shelving, bench, toilet, lights, etc

Thoughts and ideas for you Tony.
Grab a couple or three shipping containers, either/and 20 or 40 foot.
Weld them to footings, with a gap between them.
Attach some beams across the gap, throw some Z or C purlins across them and screw on a metal roof (corrac, trim deck etc.) and then concrete the gap (say 4-6 metres).
Close in the ends with a wall and/or doors and cut any other doors and windows you want in the containers.
It's done up here in the Territory and if done right it can be cyclone proof.
On a separate note putting a toilet in your shed may impact on Council rules as it may then become a dwelling. It might be worth checking.

Shed Costs

My shed from start to finish was around $250k
This includes everything from removing the old cement sheet sheds
(aka Mr Cancer Sheds) earth removal, drafting, council permits, the slab alone was
$24k as I went for 32MPA and 6" deep. I went over board with the fitout, 500 beer
fridges, two zone wine fridge, 30mm granite, 3 plasma TV's, A/C and heating,
dishwasher, shower/toilet, CCTV/alarm, 18,000 litre water tanks, 2 hoists, tools,
sand blaster and assorted other tools I dont know how to use
and I didn't allow for storage..........I would love to do another one, it would be better
the second time around.
