No ponds on this property. 2 acres North West of Caddo Mills TX. No real main Hwys. Farm to Market 6 and TX 66 is the closest major intersection about 5-10 min from the property. This property is really out in the country and we like it that way. I grew up like that and love it that I am finally returning. We are still waiting on the appraisal and survey. I swear you would think that it would be a high paying/sought after job with how long it takes to get it done. You would think they are backed up big time.
There used to be a house on the property, but it was removed. Has power, water, and septic already. Hoping the septic does not need to be replaced. Will see when we get to that stage.
Everyone is welcome to come out and camp, but I am likely to put you to work. I need to build a fence, build a porch with a roof, and a few other things once we get to that point.
As far as the croaking rights, I am planning to get a dog to train as a hunting companion. I hear frogs make good training aids.

There are 2 to 4 acre home sites on the other side of the road but I will be the only one fir at least 1/2 mile on my side. Wheat field surrounding 2sides of me and cattle on the 3rd side.
No pics yet. We are doing a double wide for now and will work on the rest

Cattle on the third side. Sounds as if your meat problems could be solved easily by buying a few and using them. I would like to see pictures of the place now and then after you get it all set up.

It's a small world. My G3Grandfather Isaac Banta along with his wife and 11 kids moved there 170 years ago this year.
He was commissioner and one of the organizers of Hunt County, Texas. His eldest son Henry was the first Tax Accessor/Collector of Hunt County. Henry Banta's picture hangs in the Tax Office on the second floor of the Hunt County Courthouse in Greenville, Texas. When you go pay your taxes,he's watching. Henry was also the Sheriff.
Isaac's 2nd son William was my G2Grandfather.He received his 1st Commission as a Texas Ranger from Gov. Sam Houston becoming a Captain after a few years.Spent the next 27 years fighting Indians and outlaws. Retired and became an Ordained Minister.

There 12th child was born in what became Hunt County on 5 March 1844,Elizabeth Perlina Banta.
Eliza is best known as the first to develop and raise the hearty Texas-Bred,world renown,Ho Frog.
It is said the first "Ho Frog Ranch" Eliza built & ran was just north of Caddo Mills. On still nights you can still hear them croaking.

Record Heat
Well it happened. We set a new record for heat at 116° and 74% humidity. I have seen the temperature higher than that here but we didn't used to have humidity. It is supposed to drop all the way down to around 100° today so I may have to wear a jacket.

We have had record lows the last week. Been in the 80's and lower 90's. Yesterday's high was 89°. Supposed to move out and get our actual summer temps soon, but it was nice while it lasted. Unlike last year, we have only had 3 days over 100° this year so far. Last year we hit that number in early April.

We had a short break of 3 days with temperatures actually just in the upper 90s but now we are going back into the triple digits. Also had a fire over the weekend just 20 Miles North of here but they got it out before it spread to far. They have the fire bombers loaded and ready all the time right now and they are up at the first sign of smoke.
How is the ne Farm coming along and when are you going to put in your own private race track?

I just gave them a timeline that they must follow or I am walking away. They still can't get their crap together, so I am looking at staying in my house and putting another dream off. I need a stress relief right now.
If we are not closed by Monday, I am walking. I don't want to, because I want it, but I am tired of them and their incompetence. I am at a point where I don't want their house already. Not because the house itself, but because I am tired of them.

What I hate the most is this is the only piece of land in the area that is this size and unrestricted usage. Everything else has some sort of restrictions for the property.

I haven't. I lit a fire under her ass yesterday by telling her that I do have one more option to not loose the land. I can use my down payment to pay cash for the land and own it outright. I can then put the land up as collateral for my down payment on a home. It will cost me a few thousand more and I don't want to do that, but I can. She agreed and sounded like she relaxed, but then I followed up with, "I am sure your competitor will really appreciate the sale though. I have a meeting with him on Saturday. By the way, can you tell me how long it will take to get my earnest money back from you?"
She let me know that it was her goal to be closed by Saturday. She does not want to push it to Monday. I think she now wants to close before I talk to the competitor. She knows I can walk on this deal at any time I want. She has heard me talk about it for 3 days and now I let her know that I am planning on doing it. Suddenly she sees it as urgent.
