On another note, I signed a contract on buying 2.5 acres with 2 ponds covering about 3/4 of an acre today. Now on to the house contract and loan paperwork in about an hour.

Well you did it !
Where is your land locating ? Got a house or anything on it ?
I think you could get as much,if not more,pleasure out of doing this than putting those funds into a cobra. Especially long term.

It is in Collin county just about 4 miles from where I live now. It is just on the edge of the city limit of Nevada, so I am technically in town, but there is nothing that is town about that area. I am surrounded by acreages. We are starting out with a mobile home for now. We just did the loan paperwork on it all as one loan. Should hear back from the lender in the next day or 2 and then on to getting it all setup. I am going to have to figure out a storage shed/garage on my own, because it wasn't in the budget, but I want to move before I loose the land. This is the last one available right here and it has everything I want. I have stuff that needs to be stored, so I may start building a dirt floor shed as a temp structure, but we will have to see what I can come up with.
So if Fred or Steve know anyone who wants a good house in town in Collin county, send them my way. My house will be on the market in the next week. Asking 148500.

Well it isn't done after all. The seller delayed signing saying they had questions that turned out to be silly. Today they required a new contract because we have financing secured and the old contract said pending. No problem, signed it, and after it was delivered, they said now they have multiple offers on it.
Decided that we are not willing to play her game and are walking away from it. Google street view picture dated 2007 shows it was for sale then. Now that we made an offer she suddenly has multiple? I don't believe it. I think the truth is she doesn't want to sell it but has to "try". Kinda like pricing a FFR at $500K because that is what original 60's are going for. Back to the search.

To bad about the mess but I agree, it sounds like she is just playing games. I hope that you find what you want soon. To bad she hadn't signed something that she couldn't back out of. You should be able to go to the records and find out about the property and it's history. That is what I did when I bought my place here in 1976.

Going to look at a couple of properties today. Both are further out and neither have a pond that we want, but we can work with them. First one is 2.0 acres and has power and water run with driveway already installed, but that is it. 2nd one is 3.25 acres and is further out than this one. It has a single wide trailer already on the property but it is trashed. We would have it hauled off. All utilities are run and ready and no improvements would be needed, other than to hook up to the utilities.

Yea a land baron with 2 whole acres. Not much but it is a start. The land is a corner of a wheat field that was used to store some plows/discs. If he is selling this, I hope that in the future he will want to sell a couple more acres adjacent to mine and I can pick that up to.

Luckily I was able to finance without going into hoc with the Ho Frog Mafia. I heard that the HFM can be brutal when it comes to payments.

I heard they use the bulls to enforce.
And if you wrestle with the Bull frogs, then Fred sends the Bud frogs. Dang they are brutal....they work in threes; "Bud", "Wise", and "ER".

Hey Joe,
Have you got the two acres already and if so when do you plan to start getting them ready to move onto? If you did buy them maybe you can talk the guy into selling you a few acres adjacent to them. Then drill your oil well and live in luxury from now on.

We are under contract and have a few things to do before we close. We need the appraisal for the lender, the survey to get the actual property lines and get the 911 address assigned. Once those are done, we will be able to close and start the process of building. We hope to have that done by the end of the month. Our overall goal is to be ready to move in by the end of July. There will be some things that we need to finish after we move in.

It is actually east more than north. It is just a couple miles north of Caddo Mills about 15 miles from Lavon. It is just over the county line into Hunt county a couple of miles.
