It is much the same out here. The houses were so overprice that the drop in prices has been huge but they will keep dropping for a while. One of these days they may actually get down to what the places are actually worth.

Crapping On The Ferry:
I was barely sitting down when I heard a voice from the other stall saying:
"Hi, how are you?"
I'm not the type to start a conversation in the restroom but I don't know what
got into me, so I answered, somewhat embarrassed,
"Doin' just fine!"
And the other person says:
"So what are you up to?"
What kind of question is that? At that point, I'm thinking this is too bizarre
so I say:
"Uhhh, I'm like you, just riding on the Ferry!"
At this point I am just trying to get out as fast as I can when I hear another
question.
"Can I come over?"
Ok, this question is just too weird for me but I figured I could just be polite
and end the conversation. I tell them
"No........I'm a little busy right now!!!"
Then I hear the person say nervously...
"Listen, I'll have to call you back. There's an idiot in the other stall who
keeps answering all my questions.

Yep, but they were WAaaaaaaaaay over priced to begin with.
Some houses that were $750K when we were there are still for sale at $250K now and NO ONE IS LOOKING!
I am DAMN glad we did not buy a house when we were there.

With the housing situation being what it is, a person with means could do well at the end of the first or second quater of 2009.

I am surprised, they are building again in my neighborhood at the same rate they were 2 years ago. Does this mean that Dallas (which wasn't hit bad at all) is coming out of the downturn? If so, then other areas have got to start to turn around as well.
I know my home did not loose value, but it did not go up as originally expected either. It did go up in value as the neighborhood started being more developed and especially after they put the school in 6 blocks away. Basically the county appraised value last year reached just 4k above what I paid for the house 1 year earlier (originally appraised as a non completed house and was lower).

The house is about four and a half years old.
It was appraised last week.
It has dropped 32% in value since it was first built in late 2004.
This is indicative of the market in Dallas.
I have seem some areas in Dallas the home values have fallen in excess of 50% in the last year.
Houses are NOT selling here right now. The foreclosures are bringing down the market in such a way that they are selling for less than new homes can be built for. I have seen many homes (foreclosures) sell for $28.00 to $30.00 per square foot. These are not beat up homes but ready to move into.
Anyone starting a new build job (speculative) right now is just stupid!

NO
The market is still adjusting right now. Foreclosures are leading the way for all sales right now. ALL City and county tax values in every city and county in the entire United States on every single house built should be challenged and disputed to lower the taxable value of the real estate.
If you do not dispute your taxable value you WILL PAY TOO MUCH IN TAXES.
The city and county will not re-adjust your taxable value unless you dispute the value and demand your tax burden be changed to better reflect the current market value of your homes. (and all other real estate for that matter)
The market has hit everywhere and everyone. Even Waterfront properties that have usually been protected from drastic market adjustments are being very heavily hit right now.
I would bet that if you (anyone) were to have an appraisal performed on your property you would want to shoot the appraiser. Problem is the values HAVE dropped that much. In some places as much as 50% here in Texas(yes the Dallas area). In places like CA. NV. AZ. and FL., price values have dropped as much as 75-80%.

Steve,
I don't know that much about home values and the market, so thank you. Another question. My neighborhood was not that high priced and the few foreclosures that I do know about sold for just below (10-20K) what the county appraised them at. Will this affect home values less in a neighborhood? Also normally as they build out a new neighborhood the home prices go up, will the building also slow down the value decline?

Well since we aren't getting the rain the news said we are at the moment, I suppose the Goddess is sending the clouds your way and it will be snow when it gets there. How they can keep telling people it is raining and you can look out the window and see it isn't is a mystery to me.
