NC Outer Banks: Hatteras Island Storm

" A rather unremarkable coastal storm has caused a remarkable amount of damage on Hatteras Island.

The storm system formed on Saturday night, Oct. 18, along the remnants of a cold front that dumped almost an inch of rain on the island. As the storm deepened, the pressure gradient between the low to the east and a high pressure system to the north sent the winds to gale force along the coast and had huge waves crashing onto north facing beaches.

At least one oceanfront house in northern Rodanthe was destroyed, and Highway 12 was closed to traffic off and on both Sunday and Monday during the high tide.

The house that was destroyed was a three-story, five-bedroom rental cottage on Sea Haven Drive, built just five years ago and valued at $942,400 by Dare County. "

Great! im in the process of building down there lucky for me im on the inland side of the bay across the bay 10' above sea level and about 1/2 mile up a canal that has never been flooded in 38 years

I have just started my search in Hatteras Pines , Buxton. The real estate agent mentions :

" there are permanent residents and some second home owners in the neighborhoodI , the Island’s only year ‘round subdivision, The house is located in the X Zone, which means that flood insurance is not necessary. The X Zone is not in the 100 year flood plain, meaning that the elevation is well above flood elevation. Flood insurance is not required. It’s one of the few locations on Hatteras Island with that high of an elevation, 14 feet above sea level "

im well north of there, right next to va beach border very beginning of outer banks im in 100 yr flood zone so will need flood insurance
just got quote today on price to build a little surprised- higher than expected will check with other builders i think cause we are from up north they can charge more. lol
his breakdown of some priices seem high they are used to building large expensive homes now with the economy bad they will have to sharpen there pencils
